Lease & Rental Management

For an owner who wants the property earning — without becoming a landlord in practice.

Annual Maintenance Contract

For a house, flat or plot that must be kept in good condition whether or not anyone is living in it.

  • Twelve scheduled inspections a year — one a month
  • A photo report after every single visit
  • Vendor coordination and on-site supervision
  • Bill payment coordination — you fund, we execute
  • Tenant support if the unit is occupied
  • No expense incurred without your prior approval
  • Escalation to a named supervisor

Annual contract fee covering the twelve visits. Additional visits charged per occurrence. Repairs billed at actuals, only after your approval.

Property Sale Facilitation

For an owner selling from a distance, who needs someone on the ground acting only for them.

Free assessment

We visit the property, photograph its current condition, and send you a written assessment with the scope we recommend. No charge, no obligation.

Agreement

You get the package agreement with the scope, the fee schedule and the notice period in writing. Signed remotely if you are abroad.

Onboarding

Baseline inspection, document and key handover, utility and tax records collected, and your inspection calendar set for the year.

Monthly reporting

Inspections happen on schedule. Issues come to you with a photograph and a quote. You approve or decline. The report follows.

Property Advisory

Buying, selling or investing — advice from the people who manage the asset afterwards.

A broker's interest ends at registration. Ours doesn't: we are usually still looking after the property a year later, which is a strong incentive to tell you honestly what you are buying.

Our advisory practice is separate from management, priced separately, and available on its own — a valuation opinion, a due-diligence coordination, a full end-to-end transaction, or an ongoing retainer if you hold several assets here.
